Select grade timbers are the finest visually, largely clear of defects, and suitable for feature applications where appearance is paramount. Construction grade timbers prioritise structural performance over visual perfection, offering excellent value for framing and subfloor applications where the timber won't be on show.

One of the most critical — and most frequently misunderstood — aspects of timber selection is moisture content. Timber is a hygroscopic material: it absorbs and releases moisture in response to its environment, expanding and contracting as it does so. Managing this movement is fundamental to long-term performance.
Green (unseasoned) timber contains free moisture from the living tree and will undergo significant shrinkage and movement as it dries. For structural applications this can be acceptable, as the framing is often covered before the drying is complete. For flooring, joinery, and other precision applications, properly seasoned — or kiln-dried — timber is essential.

Solid timber flooring, milled from a single piece of timber, offers the ultimate longevity and refinishing potential. A 19mm-thick solid board can be sanded and refinished multiple times over its lifetime, effectively renewing the floor as many times as needed.
Engineered timber flooring, featuring a solid hardwood wear layer bonded to a stable plywood or HDF core, offers superior dimensional stability — particularly valuable over concrete substrates and in environments with significant humidity variation. Modern engineered products feature wear layers of sufficient thickness to allow multiple resanding cycles.
